Bridgend Council’s Planning Committee has approved proposals for a housing development at a former storage tank/reservoir in Cefn Cribwr (pdf).
The development by housing association, Valleys 2 Coast, will see the construction of 16 social and affordable housing units.
This would comprise eight 1-bedroom apartments, two 2-bedroom houses, four 3-bedroom houses and two 4-bedroom houses.
There were no objections from statutory consultees, but there were several objections from residents.
These concerns include the impact of the development on a small village and local services, highway safety and possible ground contamination at the site.
In addition to concerns over gas, objectors believe asbestos may have been used to lag water pipes. Also, there were concerns that development on the site could cause subsidence.
The officer’s report says a site investigation revealed “contaminants of concern”. Resultingly, conditions were included requiring monitoring and control of gases, as well as a suitable remediation scheme.
During the meeting, a planning officer noted issues with privacy affecting a neighbouring house – particularly a height difference which would mean the new houses directly overlook their garden. The officer was confident that changes could be made to improve privacy.
The application was approved unanimously subject to conditions. There’s also a requirement for V2C to contribute a combined £21,110 towards local sports and public transport facilities.
