A pre-application consultation has been opened on proposals for a large development east of Pencoed.
The land surrounds Bridgend College’s Pencoed campus. Earlier this year, an environmental scoping report was submitted ahead of further work behind the scenes.
The land was included as a strategic development site in the Local Development Plan, which runs until 2033.
The early proposals are for 796 homes: a mix of apartments and 1-to-4-bedroom houses.

Land for a primary school has been included where the existing 3G football pitch is; the plan is for replacement pitches to be provided on fields next to the river.
The development would be split into two halves with two separate access points. One would be opposite Pencoed cemetery, with the second access located in between Penybont Road and Brynna roundabouts.
Several attenuation ponds would be provided across the development, which the design and access statement suggest would become features rather than being purely functional.
