Bridgend Council’s Planning Committee has approved plans for a mixed-used development of shops and apartments on one of the last undeveloped plots of land at Broadlands (pdf).
The development at Ffordd Tirion – on vacant land next to the Llangewydd Arms – will effectively extend the existing district centre.
The proposed development consists of five ground-floor commercial units – two of which would be set aside for community use. Eight 1-bedroom apartments are proposed for the first floor. Some additional parking spaces would be provided, mainly set aside for the apartment residents.
A pre-application consultation resulted in several objections – notably from Laleston Community Council.
These objections included concerns about the loss of land that was originally allocated for a health centre and community use, as well as the viability of additional retail units in the community and the impact on road safety in the area.
The application was changed following the consultation and discussions with planning officers. The number of apartments was cut down from 13 and alterations were made to the design.
The application was subsequently approved unanimously subject to conditions. These conditions include two of the apartments being affordable and a £5,700 contribution towards outdoor facilities in the nearby area.
The conditions also include restrictions on the timing of construction works and the opening hours of the commercial units.
