An environmental scoping report has been submitted to Bridgend Council’s planning department, as part of early work on one of the county’s strategic development sites included in the new Local Development Plan (LDP).

The LDP allocated land to the east of Pencoed – surrounding Bridgend College’s campus – for up to 800 houses and a new primary school.

An environmental scoping report sets out what a development is likely to consist of and what needs to be considered as part of a future Environmental Impact Assessment (EIA).

The scoping report and opinion (from council planning officers) help iron out any potential issues before a full or outline planning application is submitted, so the environmental impacts of a development are properly addressed early on.

Some of the things touched on in the report include the effect on the landscape, biodiversity, flood risk & drainage, transport and the historic environment/archaeology.

It’s likely to be a while before any outline or full planning application is submitted to BCBC, though the report suggests construction work is likely to begin undertaken in phases between 2025-2033.
