Bellway Homes has submitted a full planning application for a development of 120 homes at the former Craig-y-Parcau care home(s), located to the south of Broadlands.

A planning application for a luxury housing development was turned down in 2008, while the former care home buildings have been derelict for some time, being targeted by arsonists in 2017.

The land is included for housing in the approved Local Development Plan (LDP).

The proposed development would be accessed off a new arm of the A48 Broadlands roundabout. The existing buildings would be cleared, but a large swathe of existing mature trees would be kept.

 

Bellway proposes a total of 14 one-bedroom flats, 5 two-bedroom homes, 33 three-bedroom homes, 61 four-bedroom homes and 7 five-bedroom homes.

24 of the homes (the flats, and 10 houses) would be affordable, with the remainder being open-market.

The site layout plans include a play area and footpath links to surrounding lanes and the riverside path.

A pre-application consultation was held in November 2025. A majority of objections concern traffic and road safety issues along the A48. The impact on local wildlife and the development’s proximity to the River Ogmore – and potential risk of flooding – were also raised.

There are no proposals for a safe/controlled crossing on the A48 as things stand.
