Bridgend Council has published a Compulsory Purchase Order for land related to regeneration proposals in the Sandy Bay area (order – pdf; report – pdf).
The land has been earmarked for residential development (up to 912 homes), new public open space (including an extension to Griffin Park), new retail and commercial developments (presumably a replacement for waterfront businesses) as well as an enlarged/replacement Newton Primary School and/or a Welsh-medium primary school.
The parcels of land involved (pdf) can be broadly grouped into three areas: Coney Beach/funfair, the former model village and the Coney Beach promenade, Rhych Avenue (next to Trecco Bay) and Sandy Lane (next to Newton Primary School).
Physical copies of the CPO and associated documents will be available for inspection at Porthcawl Library during usual opening hours.
Any objections to the CPO need to be made to the Planning Inspectorate by 26th November 2021 (address and e-mail here).
Objections must state:
- The full title of the order – The Bridgend County Borough Council (Porthcawl Waterfront Regeneration) Compulsory Purchase Order 2021.
- Grounds for objection.
- The objector’s full address and interest in the land.
BCBC argue the regeneration scheme “would be unlikely to come forward without the CPO”.
They also believe the Sandy Bay/Coney Beach scheme could move forward relatively quickly. Preferred developers could be selected in mid-2022 with the scheme securing its first planning permissions in 2023. The aim is to complete the project by the end of the decade.
