A pre-application consultation has opened into plans from the Linc housing association for 65 apartments at the current Sunnyside House (the former water board offices) at Angel Street/Sunnyside.
The proposal from Linc – who is a partner in the delayed Sunnyside Wellness Village development (across the road) – would see the existing Sunnyside House demolished. In its place, two blocks of apartments for social rent would be built.
A small two-storey block to the north of the site would contain 6 one-bedroom apartments.
The second – much larger, “landmark” – block on the corner of Angel Street and Sunnyside would be up to six storeys in height. This block would contrain 46 one-bedroom apartments and 13 two-bedroom apartments.
The most controversial aspect of the proposal is likely to be a lack of parking spaces. Although more than 80 cycle spaces would be provided, the proposal is for only 16 car parking spaces (12 for residents, 4 for visitors) for the expected 140+ residents.

The development is also close to the Park Street Air Quality Management Zone. An accompanying air quality report concludes that the impact on local traffic and air quality would be “insignificant” and the development as a whole “will not cause or exacerbate an unacceptable risk of harm due to air pollution”. That claim is likely to be contested.
